When it comes to selling a house however you sell it, there are prices involved. You cannot just decide to sell your house and do it the same week. If only it was that easy! When you want to sell your house there is a whole process you have to go through with lots of costs involved. These costs mainly go to estate agents. When you pay the estate agents there are various different pay structures to pay.

If you want the estate agent to sell the property on their own without going to any other estate agent then the cost is completely different than it would should you go to various estate agents and have them all try to sell the house. Either way you have to pay for the property to be marketed and sold. Obviously the longer it takes to sell the property the more you will have to pay.

Why Do I Pay Estate Agents?

You may feel hard done by when you have to pay estate agents to sell your property. But you should remember the work involved. In the current climate especially selling the property is hard. Buyers are hard to come by and getting a sale is difficult, even in the nicest areas. The estate agent will undertake all the work that you do not have the time or patience to do. They will be there when people want to view the house and will organise all the details that need organising. It takes a lot of stress from the seller and allows them to carry on with their daily lives. Many sellers see this as good enough reason to pay the estate agents to market and sell the property for them.

Do I Pay To Sell At Auction?

When you sell your property at auction you pay the auction house to perform the sale. It is not just the sale of the property that they have to perform but the preparations for the sale. Potential buyers need to know all about the property before they consider buying it. Therefore marketing is an absolute must. Because of this the seller must pay two charges to the auction house. The auction house will require a commission for the sale of the property. This commission is usually between 1 and 3% of the house price at the sale. The seller will then have to pay the auction house for the marketing of the property. This is an extremely important part of the sale and so it is necessary for the seller to contribute towards this.

Can I Sell It On My Own?

If you do not want to pay either estate agents or auction houses for the selling of the property then it is possible to sell the property yourself. This would mean you would not have to pay commission to the auction houses or the estate agents but you would have to undertake all the work yourself. This takes a lot of time and therefore you should give it good thought before you decide to undertake this.
