What Is The House I Buy Is In Disrepair?

Buying a property at auction has become hugely popular in recent years. After gaining popularity from television shows buying a property at an auction house instead of in the traditional way has become the option of choice for many potential homeowners. Buying at auction helps the buyer to get a quick and efficient sale and can often get a great deal on a fantastic property.

Houses In Disrepair

Sometimes the houses bought at auction have been uninhabited for some time. It could be that the property was repossessed by the lender after the owner was unable to make the remortgage payments on it. When this happens the house could be left unoccupied for some months and in that time it could fall into disrepair. Vandals could get to it or, just from being unoccupied, pipes could freeze and burst or damp could be a problem.

Viewing The Property

When you make an offer on a property at auction and it is accepted you enter a legally binding contract. You cannot then change your mind and back out of the deal. This is why it is vital that you view the house before making an auction. Buying a property without viewing it before hand is a very risky move and could leave you with a lot of problems.

View the property and check for problems before you even think about putting in an offer. You wouldn’t buy an item of clothing without seeing it would you? So buying a property, probably the biggest investment of your life, without ever seeing it just doesn’t make sense. Surprisingly, though, many buyers do. Make sure you’re not one of them.

What If It Is In Disrepair?

If you do buy the property without seeing it you have to be prepared to do it up. Set yourself a budget for how much you can spend and do not exceed it. Much like when buying at auction and you set a budget for how much you can spend on purchasing the property set yourself a refurbishing limit. Buyers who refurbish properties will be well aware of how easy it is to exceed the limit they set themselves – don’t let this happen. If you run out of money on a certain project then adapt your plans, don’t dip in to other money.

It is important to not get carried away with TV shows which suggest massive refurbishments. If you don’t have an expert on hand then don’t attempt anything too adventurous and get as much advice as possible.

Buying at auction is a quick and efficient way of buying a house but if you are not careful there are certain risks involved. Viewing the property must be you most important rule when considering buying at auction. If you buy blindly then you must face the fact you may have to do a lot of work to the property. If this is the case be sure to stick to your budget and keep your plans reasonable. Don’t get carried away!
