What is Included in the Auction Price
Remember when you were a child and you’d get a new toy for Christmas or your birthday? You’d rip off the paper and open the box and want to play with it straight away with no delay – only to discover there are no batteries. It was always the way wasn’t it? Of course you were a child, you didn’t know did you? But then often the parents were fooled as well. Parents would buy the toys 'assuming' batteries were included. Of course they weren’t, leading to a lot of tears on Christmas morning.
You should never just assume something is included in the price. When you buy a fitted kitchen you should not assume the washing machine and dish washer come with the package. It is possible they might be but you can’t be too sure. Always ask to make sure you know what you’re getting.
The same goes when you are buying a house at auction.
Viewing The House at Auction
It is vital you view the house before buying it at auction. While buying without viewing is an option it is not a good idea. You can’t work out what condition a house is in without viewing the property.When you do view the property it could be fully fitted with all the modern fitting and fixtures you would expect in a house including fitted kitchen, light fittings etc. You may assume that these are part of the overall package – this could be what sways your decision but these fixtures may not be included in the price.
You must check with the auction house for each particular property to ensure that the fixtures and fittings are included in the property. If you just assume they are then buy the property but discover they are not you cannot use this as an excuse to back out of the sale. It is vital to check what is included before you buy the property.
Repairs
It may be possible to get repairs included in the cost of the property. If the house you see is in disrepair then it may be that the price of the property includes the cost of all repairs too. If this is the case you will need to get quotes from the builders who will be doing the work to work out that the cost will be covered. Once again though it is important to check with the auction house to make sure that the costs of repairs are included in the cost of the property.
Legal Fees
It s important to know that legal fees are usually not included in the cost of the property when buying at auction. Legal fees are left to the buyer to pay for and they are the same whether you buy at auction or buy conventionally. You will not pay commission at the auction though, the commission is the responsibility of the seller.Buying a property at auction may include an element of risk but you can take matters into your own hand by taking precautions. Do not make any assumptions! Always ask at the auction house if you are unsure and check you know exactly what you will get for your money. You do not want to end up upset like the child on Christmas day without the batteries in the toys!
